Most leaks do not come in the main areas of your roof, they most often come at your roof to wall flashings which are some of the most common areas of leaking.
Often during initial construction, the flashings will shift or will not be installed properly leaving YOU to deal with the bill.
Roof to wall flashings, regardless of material i.e. sidewall, brick, rock stucco or even a full chimney can cost you hundreds or even thousands in repairs.
Solution: Have an educated, local roofing contractor inspect before purchasing a building.
The hill country is crazy about metal.
Metal roofs come in two different categories, exposed fastener and concealed fasteners.
Standing seam below will clarify the concealed systems.
Exposed fastener panels come in dozens of styles.
Common styles include R- Panel, V-Crimp, Corrugated, U-Panel and other variations but they all need a neoprene screw through the top of the panel to secure to the wood deck or frame of the building.
See below for a short summary of variations of metal screw down panels.
